- It is important to get the ball rolling early. Even before you start looking at a property it is advisable to get some credit checks carried out to give yourself some assurance. Having been preliminarily accepted for a mortgage can put you in a stronger position when making an offer for a house.
- It sounds obvious, but you should always shop around yourself before making a decision. Different deals become available and rates change daily, so be sure to come acquainted with the mortgage market of today.
- Problems usually occur because the mortgage broker knows considerably more than the consumer. Educate yourself before dealing with mortgage providers and be wary of offers that might seem too good to be true. Sometimes disreputable brokers will lure customers in with low prices that they have no intention of honouring. Choose your broker or lender carefully, know what you are getting into, and READ THE SMALL PRINT. It might send you to sleep, but it will be worth it in the long run.
- Look before you leap. Don't become prey to hidden charges such as administration, application and broker's fees that you might hitherto have been unaware of. Enquire about these early on, before it is too late to back out. On websites there is usually a link to the terms and conditions, which you should read carefully. They will contain important information such as what exactly is at risk if you fail to keep up repayments.
- Always be sure to find out whether or not a penalty will be incurred if you pay your mortgage back earlier than expected. This is called 'overpayment' and some companies will charge you if your mortgage is repaid before the end of the agreed term.
